Renovation builders for Fulham's period homes.
Full house renovations, side-return extensions, loft and basement conversions — designed, consented and built by one team, for a price agreed before we start.
Eight things, done properly
We work almost entirely on Victorian and Edwardian houses in south west London. That focus is deliberate — it means we know what is behind the wall before we open it.
House renovations
Whole-house refurbishment of Victorian and Edwardian homes, managed end to end.
Extensions
Rear, side-return and wrap-around extensions that open up a Victorian ground floor.
Loft conversions
Dormer, mansard and hip-to-gable conversions adding a bedroom and bathroom.
Basements
Cellar conversions and full basement digs with underpinning and tanking.
Kitchens
Kitchen replacement and open-plan reconfiguration, including structural openings.
Bathrooms
Bathroom and en-suite refits with proper tanking, drainage and ventilation.
Period restoration
Sympathetic repair of Victorian and Edwardian features, sash windows and lime plaster.
Design & build
One contract from first sketch to completion — design, planning, and construction.
Almost every terrace here has a wasted side return.
The narrow strip alongside the back addition gets no sun, holds the bins, and is the single biggest opportunity in a Fulham house. Filling it turns a dark galley kitchen into a full-width family room — and the change in daylight is what people notice long before they notice the extra floor area.

We publish our ranges.
Most builders will not put numbers on a website. We think that is the wrong way round: you cannot plan a project without a budget, and a range you can rely on is more useful than a quote you have to chase.
Every figure on this site is a guide for budgeting, excluding VAT and professional fees. We quote a fixed price after a site visit and against a written specification — never over the phone.
| House renovations | £1,500/m² |
| Extensions | £3,000/m² |
| Loft conversions | £55,000 |
| Basements | £2,500/m² |
| Kitchens | £25,000 |
One team, one contract, one price
Survey
We visit, measure, and check the planning position for your specific address before anything is designed.
Design & consent
Drawings, structural calculations, the planning application or lawful development certificate, and party wall notices.
Fixed price
A written specification and a fixed price against it, with staged payments tied to certified progress.
Build & sign-off
One project manager throughout, then building control sign-off and all certification on completion.
Fulham first, then the corridor around it
Each area has its own page, because the housing stock and the planning authority genuinely change the job. A listed Chelsea townhouse and a 1930s Putney semi are not the same project.
42 questions, answered properly
Costs, planning permission, permitted development, party walls, and what it is actually like to live through the works. Written from what we do, not copied from a cost calculator.
Costs & budgets
What renovations, extensions and loft conversions actually cost in Fulham and south west London in 2026, with honest ranges and what drives them.
Planning & permissions
Permitted development, planning permission, building regulations, party wall agreements and conservation areas — what applies to a Fulham home and what does not.
Extensions
Side returns, rear and wrap-around extensions on Victorian terraces — what works, what it costs, how long it takes and whether you need an architect.
Loft conversions
Headroom rules, conversion types, value added, timescales and the common problems — everything to check before converting a Fulham loft.
Living through the works
Whether to move out, how long projects take, how to choose a builder, what belongs in a contract and how payments should be staged.

What we will not do
- Quote a renovation or extension over the phone. The cost depends on what is behind the plaster, and a number given without seeing it will move.
- Take a large payment before starting. A modest deposit for materials is normal; a third of the contract value up front is not.
- Start work without building control engaged. The completion certificate is what a buyer's solicitor asks for, and it is part of the job.
- Replace original fabric that can be repaired. A replaced cornice never quite matches, and in a conservation area it is often not permitted.
- Take on a project we cannot properly supervise. We stay inside a corridor we can reach, which is why the area list is short.
Tell us what you are planning
The more you can tell us at this stage — the property type, roughly what you want to do, and the budget you have in mind — the more useful our first reply will be.
We reply within one working day, usually with a few questions before suggesting a site visit. If you would rather talk, call 020 3051 9098
